  • Simply qualify for a home loan that allows the use of gift funds to be used towards part or all of the required down payment (e.g., FHA loan).  Buyers need not be first-time homebuyers.
  • Once the homebuyer has found a home, the buyer and seller must agree on the price and terms of the home being sold.  The buyers and their real estate agent can then determine the amount of the down payment required at closing to complete the sale.
     
  • The seller of the home being purchased must agree to participate in the Grant America Program by agreeing to participate by enrolling their property in the Grant America Program. 
     
  • The loan officer then completes The G.A.P. online Application.  Indicating the required grant amount required as a down payment.   
     
  • All Funds will be wired out the day of closing before 4pm as that is the bank's cut off time. If you are closing in the morning then request the wire the day before closing to ensure funds are wired when you need them by.
